Foreign National - Loan requirements

  • Passport & Visa
  • Resume of guarantor and description of borrower’s business
  • CPA letter must accompany CPA license
  • CPA to certify borrowers yearly housing expenses, including any HOA and Mortgage expenses (real estate taxes) for all real estate owned in US or home country
  • HOA billing for primary home (if not verified on CPA letter)
  • Paid property tax bill for primary (if not verified on CPA letter)
  • Most recent 3 months bank statements
  • Escrow letter and Earnest Deposit to be verified & sourced
  • HR letter including last two years and year to date income, position and start date; include last two months pay stubs; HR or borrower to describe company/business
  • Purchase contract and all addendums


  • Corporate borrowers require: 

  1. Articles of organization or incorporation
  2. Certificate of good standing
  3. Operating agreement
  4. Certificates of shares (if any)
  5. Sunbiz print out indicating the entity is active
  6. IRS letter assigning/confirming the FEI# to the LLC


  • Offshore corporation borrowers require: 

  1. Articles of incorporation
  2. Certificate of good standing
  3. Certificates of shares
  4. Evidence shares have been registered

domestic - LOAN REQUIREMENTS

  • Two sources of identification
  • Professional resume
  • Last two years tax returns, both personal and corporate; including all schedules along with W2 and 1099s, if applicable
  • Last three months bank statements on all accounts
  • Purchase contract, if applicable
  • Escrow letter and source of EMD, if applicable
  • Primary home expenses, mortgage, taxes and insurance
  • Verification of HOA ledger for the last 12 months for subject and non-subject properties, and verification of real estate taxes
  • Corporate documents, if applicable
